I would use this company again. The inspector was very detailed and responsive to answer our questions. The inspection report included photos of each of the items mentioned.

Jason was thorough and took his time inspecting the property. He answered all our questions and walked the property with us at the wrap up. He also was efficient in getting us the written report in these night.
My Arizona inspection done by Jason at Sun City West, was quick, complete, and very professional. He gave me the opportunity to come by and explained everything of concern to me. He emailed my report quickly, as well. He text me the date and time of everything. He did all this even though he had hurt himself in an accident he'd had 2 days prior. I highly recommend Americana, and Jason.
This was my first time buying a home, and I trusted this inspector to guide me through the process and help me identify major issues. Unfortunately, he failed to do so. The inspector did not mention that the air conditioning units were over 15 years old. Instead, he only noted that they needed maintenance, leaving out the fact that they were well past their expected useful life and should have been flagged for replacement.
