Americana was home for the first three years of my PhD program. I would really recommend the building for graduate students moving into the city to study at Vanderbilt. The location is close to stores, restaurants, bars, and work, the staff is super friendly (and effective), and application process is smooth compared to other places that could be too complicated to solve for international students looking to secure an apartment from abroad. I lived here for about 6 years. I recommend this place, especially for Vandy people. It's very close to everywhere. Also, the management team (Roy and Matt) is super. Very nice, professional, and always responsive. The apartment is really well-managed. It also has a nice pool on the roof where you can chill. The residents are overall very nice. The area is crowded, so very safe.

I lived here for two years and it was probably the best apartment I could have found when moving to Nashville. The location is unbeatable, especially for the price and if you work at Vanderbilt its a 2 minute walk to campus. There are so many restaurants within a 5 minute walk as well. The rooftop pool is lovely, the hallways are always kept clean, and the lobby is well maintained. Most importantly - Roy and Matt who keep the place running are amazing. I lived here for over 5 years. The property manager and maintenance worker are very kind and friendly. Maintenance issues are usually fixed in a day. Also, the apartment complex is close to the Vanderbilt campus.

Apartment quality 3/5 (Its a very old apartment) Price 5/5 (especially for 2 bed) Roy 100/5 Great man and very understanding.
