I've read and heard a lot of negative comments in regards to AH4R. Typically, as in most businesses, a happy client will not leave positive reviews, this in practice includes my self. I typically do not go out of my way to leave a positive review unless the service was stellar. AH4r has been on top of my maintenance requests, even during the pandemic. They own the rental next door. There has been no lawn maintenance in 4 years. Dead trees and shrubs. House is shuttered like a vault. the single mother and her teenage son scream obscenities all day. The smoke alarm battery has been chirping for 4 years. They are probably insane by now from that. Numerous service of process notices litter the front door. Crisis brings out the best and worst in people and unfortunately it brought out the worst in AH4R. I've lived at my rental property for almost a year, always paid my rent on time, tried not to bother anyone with issues and in general been a good tenant. With COVID-19 our household income disappeared overnight with businesses closing and the stay at home order. I recently applied for a home with American homes 4 rent. Sadly I should have read the reviews before doing so but I quickly found a home in my price range. On the website it said the home was coming soon but when I drove by there was a sign that said see Inside now with a Rently lock on the door. Since then I've paid $150 in application fees. I'm a fighter for what's right and charging someone for pre existing issues isnt going to fly with me. AH4R would've kept $1400 of my deposit. I'm still fighting with them over issues such as- a deadbolt that never existed on a door. $50. Rotting wood that I have move in photos of $75. DO NOT rent from this company. Ask them for a copy of the MOVE OUT expectations before you sign a lease. It's ridiculous and NO other company expects what these people do. They have a very specific business plan and its simple: Make the tenants financially responsible for Everything so AH4R will not have to be out of pocket...EVER! which includes Making the the Move out list so ridiculous that its impossible do what they expect and then they Keep your deposit! I am absolutely disgusted with American homes 4 rent. We recently moved out at the end of our lease ending the last week of March 2020. When we moved in the year prior we complained that the carpet was old and had many strains and suggested that it had not been cleaned after the last tenant moved out. They said it was cleaned when it obviously wasn't but whatever i had it shampooed anyways and some of the stains came out. American Homes for rent will take your security deposit even if you clean the house at move out. They charged me 200 for power washing when it was not part of the move out checklist. plus the maintenance man told them it needed to be power washed for the 3 years we was there. They charged me 200 dollars fro touch up paint that i did myself. So out of the 1500 dollars deposit, I got back 90 dollars. American Homes for rent will rip you off.
We moved from another state and needed a rental fast. Could never get ahold of our property manager after we moved in. However, at move out they were quick to send a million emails, text messages and voice mails. The house was obviously empty for some time and they never kept up the outside minus cutting the grass.
