Appraised the home value way way below what it should have been - $30,000 less than what it should have been. I know my home is worth at the least $250k, appraisal came in at $220k Appraiser told me he had to use old comps (from 1 year to 3 years old) because we have solar panels. My bank asked him to use newer comps, even comps without solar, he told the bank that it wouldn't help. Luckily a house in my neighborhood just sold for $305k. I made my bank make him add more comps. This is the most incompetent appraiser that I know of. If you are going to have an appraisal completed, you should definitely consider asking the lender to not use him. He does not know the areas he is working in, he does not know how to make proper adjustments, and he does not fix his mistakes once made nor does he consider better options when provided to him. I wish I could give zero stars for this review.
We were just wrapping up a major interior renovation when the appraiser visited, he was made aware of this prior to beginning. This renovation included electrical work (added circuits and replacing all switches and outlets and several light fixtures) and painting. Once he entered the garage, he should have just stopped and informed us that we were not ready for him because the panel cover was off the breaker panel. THAT WOULD HAVE BEEN THE ETHICAL THING TO DO. Very Disappointed in our appraisal! I had our house appraised 2 months before and it wasn't even close to what they had but since it was past 20 days we couldn't use it. They used the lowest comps they could find 1st of all, also they didn't find comps that had the sq foot in lot sizes just pieced out the lots and used what they sold at 15 years ago.
