College properties are obviously run down and take abuse from the college kids. At the same time they need unending upkeep because property managers can't keep the kids from trashing the place so why bother making improvements and updates. This company charges you for everything they do whether its justified or not. Its hard to get through to them to question any of the charges and when they do they pass you around or give you some sketchy explanation. We switched to Alpha Frat Management expecting an upgrade from our last company, but unfortunately, the experience has been the opposite. They often hire unqualified contractors for house repairs and consistently overcharge tenants. Communication with them is also very difficult, and their approach often lacks logic or fairness.

If I could give zero stars, I would. This company overcharges for everything and constantly moves your money around, making it confusing to understand what you’ve actually paid. For example, a simple clogged sink that could have been fixed for about $50 somehow resulted in each of the 35 residents being charged $11, that’s nearly $400 for one minor repair. Like many of the people that give reviews for this company, if I could give zero stars I would. They hold deposit and, more importantly, have zero communication. For example When we moved in the smoke alarm was sitting on my son‘s bed. No big deal. When we moved out the smoke alarm was placed back on the bed in the EXACT same location. We took photos the day we move in, which I recommend you do, and photo evidence on the day we moved out to document the condition of the room. We were charged $50 for a missing smoke alarm. Avoid Alpha Fraternity Management (AFM) if possible. They are excessively fine-heavy, charging for the smallest damages—even when we repaired them ourselves. We spent our own money and materials fixing issues, but AFM still fined us for things they never addressed. Their practices feel unfair and profit-driven rather than supportive of residents.
