Avoid Alpha Fraternity Management (AFM) if possible. They are excessively fine-heavy, charging for the smallest damages—even when we repaired them ourselves. We spent our own money and materials fixing issues, but AFM still fined us for things they never addressed. Their practices feel unfair and profit-driven rather than supportive of residents.
Dealing with AFM has been an incredibly frustrating and costly experience, one I wouldn't wish on any parent or student. While perhaps not a Ponzi scheme, their business practices feel designed to systematically extract money from tenants, particularly students who may be less experienced in managing such affairs. We do yearly flooring maintenance on quite a few properties for these guys. From what we have seen over the last few years, they try to keep the buildings in the best shape they can with the tenants they have. We like doing business with them and have a good working relationship.
Do not live here. Landlords are insane and they want and will take advantage of you.
