This company should be ashamed, there is no way that they are going by the standards of uspap Which is the uniform standards of professional appraisal practices. These people should not have the clout to be able to call themselves appraisers, all they are looking for is easy money and you absolutely will not get an expert to valuate your property. The bank hired this group to appraise my home for a refinance. I provided a list of updates since purchase, appraiser said he would include in appraisal, he did not. three comps sold on my street this year all above $450,000. He provided comps from different neighbor hoods, not on the golf course, as is mine. He failed to include the sold comps on my street. The appraisal came in at $345,000, about $100,000 low. This person was not our client, we were hired by the lender and the lender had no issue with the appraisal. We are bound by confidentiality and can make no further comments.
Over priced, inexperienced in building materials and condition. If you have made improvements to your home DO NOT USE THIS COMPANY!!!!! Cookie cutter appraisals for $475.00. Minimal to no adjusting for improvements or additional features. Comps chosen that are dated and treated as if the same as a totally updated home. Appraiser was in my house 3 minutes and observed very little because she was in a hurry. Don't believe she bothered to check MLS details, photos or listing history on comps.
