I have used Alarca for my property management needs for quite a while and let me tell you, I am more than satisfied with their services. Specifically, my dedicated property manager, Roz Rangel is the best and pays close attention to all of my questions and requirements. Really impressed with her work.
DO NOT RENT FROM ALARCA PROPERTY MANAGEMENT Unethical. Deceptive. Predatory. We rented a home in Mooresville, NC from July 2021 to July 2022 with Alarca as the property manager. The whole thing was unsettling from application to move out. The application process was invasive and unreasonably expensive. They required us to connect a third‑party program directly to our bank accounts with no opt out and no other way to verify income. Wish I could give zero stars. This is singlehandedly the worst company I have ever dealt with, not only for renting a property, but in general. Nobody knows what is going on. Every task they have you do leads to more uncertainty. You have to go through 3 different people to even find 1 that can answer a basic question about the property or their process. APRIL 2026 EDIT: Response to Alarca's response in screenshots. Started with Alarca in 2014. Got worse in 2019. Constantly upselling me on non-value-add services, then blamed future problems on me not buying them. Coincidentally, maintenance costs then increased substantially. I had approved 99% of what they threw my way but had to start taking a closer look. One example: Tree trimming bill for $2,187.50. Asked for quote to remove them, they added 5 grand ($7,708.59).
