Horrible just horrible! We were a self managed HOA for years. Because board members in our community are volunteers, we found ourselves being overwhelmed with everything it took to properly run an HOA. Things were falling through the cracks, bids were difficult to find, and we were running ragged. I pay ACS HOA dues for several different owners in a few different communities they manage. I’m not sure how they handle accounting, but I’ve had to reach out about a dozen times for checks being allocated incorrectly. Most recently, I paid annual dues for 3 different properties with the exact invoice numbers in the memo. They cashed the check, then sent statements 2 days later saying the dues haven’t been paid and assessed additional late fees.
