Had Patrick out to inspect a home that we are looking to purchase. His time and care he put into preparing for, performing, and reporting the inspection was evident and helped paint the picture of what owning the home would entail. Excellent! I wish I could give Patrick Lyons 10 stars. He was a godsend. My husband and I purchased a new construction nightmare. He discovered 3 pages of code violations that somehow the county building inspector missed. Some of which were fire and safety code violations. He was thorough and went above and beyond. He sent his report to the county inspector with photos and the actual code number of the violations. Patrick is a thorough inspector and a blast to work with. He takes the time to explain repairs and maintenance to new home owners. Would recommend to anyone who needs an inspector!
I am speaking from the seller’s perspective after having an inspection done on a house I was selling and Patrick did the inspection. Thoroughness is definitely laudable. However, this inspector went to the point of questioning the color choices of the owner. Within his report he wrote “ Find out who picked the colors on the walls.”. If this had a negative effect on the value of the house, this might be reasonable. For example, if every room was painted black.
