They have access to an attorney, a plumber and an electrician who answers them quickly too. The wealth of knowledge is extremely useful in today's market. When realtors try to prove their worth opposite sellers by nitpicking properties the folks at 36d5 have the knowledge to quickly defeat bogus attempts to extort money from sellers.
