If you are considering hiring 31 Realty, to manage a property you own, you should be aware of the legal jeopardy they may put you in. They systematically prey on tenants, charging "service fees" for maintenance calls and fabricating damages and charges, at move-out, as a justification for withholding security deposits. Absolutely atrocious from start to finish. Moving in, there were chunks of dried grout spread all over the master bedroom, dining room, and even all the way up stairs. Clearly no one checked on the home prior to us moving in after some repairs were done. Nearly every interaction with the company to get repairs completed required multiple emails or calls to get things fixed. When they did get people out to repair things, it was work done very poorly. My client went to see one of their properties, liked it and put an application for it. It has been over 2 weeks since she submitted an application, and we have yet to hear back from them. All I was able to get from the realtor who listed this house on MLS is confirmation that they did receive the application, but nothing further. My client and I have called multiple times, left messages and we yet to hear back from them.
I paid the $50 application fee for a property that is being managed by this company 2 days ago. I have not heard anything from them regarding my application. Calls have not been returned. After reading several reviews, I no longer want to do business with them and I want my money back.
31 Realty is the absolute WORST Leasing Company! We leased a house for 7 yrs. and while we loved it, the service from 31 Realty was HORRIBLE! They didn't want to repair things that broke down, i.e., AC, stove, fence, broken tile and garage door! We took excellent care of the house! When we moved out we left it cleaner and in better condition than when we moved in. They came up with ridiculous reasons to take our deposit! Wanting us to re-sod their property!! Their listings don't provide correct details. They charge a $50/person application fee and you have to do their job. They keep back and forth asking for details and documents, and after they received everything, and couldn't find anything wrong they decided that the "owner" preferred a two-year lease. I requested a copy of all the information and documents they obtained with the application fee and they stop replying to my messages. They didn't return the money either
