I am a renter, so this is a management review. Pete and Jun currently oversee this property and address any and all of your concerns. When I surfaced a concern I had with my unit, not only did I receive swift responses but also the assistance was very apologetic and passionate. The property itself is exceptional, the noise is minimal given downtown and the community is very kind. Management and their willingness to assist can make or break a property. This place is definitely made with Pete and Jun!
I will give my honest assessment. Exercising your dog in the surrounding area means you have to carefully dodge syringes, foil used to smoke crack & heroin, broken glass, human feces, zombies, disposed food/chicken bones, etc. I have a puppy & these factors are incredibly hard to avoid for a curious pup. I will admit some of these issues are general SOMA/SF issues due to failed policies/politics but it is all relevant when making your decision. I’m a San Francisco native, born at the Kaiser on Geary. Writing this sounds silly but it is the truth. I’m living on my own for the first time and I found my community in SoMa. I was not expecting to find a place that felt like home by myself, but I did. When I’m on the rooftop, I feel like I’m in a protected oasis that makes me and my French Bulldog feel safe. I really have enjoyed my time living here with my partner for the year and intend to call 1288 Howard my home for some time. It is super central close to Hayes Valley, the Mission and also Costco! The common areas are very nice and well kept; we grill often and use the fire pits on warm nights. The Gym is also very convenient. We have looked at many places to buy and one of the main pulls for this place is the low HOA dues.
My partner and I have lived at 1288 Howard for a year and it’s been amazing experience so far. As first-time buyers, we are grateful to live in such a central and walkable area of San Francisco. We’re close to grocery stores, a short walk from Hayes Valley, and the Mission. The area is transit-rich with BART, the MUNI subway just a few blocks away.
