I had an overall positive experience living at Pacific Sands and the people who work there, which 11 Residential owns, but after 5 years as a responsible, respectful tenant, dealing with 11 Residential for move-out has been a nightmare. They provided an email and number to a terrible automated ai system on the mailed forms sent to us about charges we owe. I've had the worst time trying to get ahold of anyone at this company. These money hungry scammers like to charge you for whatever they possible can. I lived at one of their properties and the conditions were abysmal at best. I moved out as soon as I could only to be hit with ridiculous fees and a phone number to an automated message. When i asked to speak to someone, they offered to speak only through text and it was automated as well. This company promotes itself as providing a top-notch residential experience, but in my case, it failed. Over two years ago, I was injured on the property after hours while living there as a resident. At the time, I was also employed by the company and was assured that assistance would be provided to help address the injury. Because the injury occurred off the clock, workers' compensation didn’t apply—but I was still led to believe that support would be offered.
