11 East Forsyth has a jail-like vibe. Broke lease after 3 month. Opening windows is forbidden. In-unit HVAC is machinery-factory-loud every single time it switches on and sometimes pushes out a sewage smell. Garage gates , elevator work when it wanted to. Gym is good enough. Maintenance is quick; leasing, sometimes. One cool thing—tenants often leave useful items out for others instead of trashing them. Leaving 11 East was a great decision - wasn’t worth it.
Leasing specialist Kim was amazing and very knowledgeable. She made my apartment tour a breeze!!
*RENTER BEWARE* Hands down the worst apartments I have ever seen or rented. They should not even be open for so many reasons. I truly wish I could give less than 1 star. First of all, the apartments have 0 ventilation as they don’t allow you to open the windows and our unit smelled like musty mold the entire time we were there. Mold also would grow around the windows constantly but the staff don’t care enough to take you seriously or do anything about it. This is an historic building with some wonderful views of downtown jacksonville. Most mornings are beautiful as the sun rises to light my place up. For a studio apartment the amount of windows is simply amazing. after living here for 2 years I have discovered that after hours maintenance is nonexistent. the maintenance is fine when it is accomplished however a way of requesting maintenance is also nonexistent. the office policies of this place are below lacking. truly a subpar experience.
