Beware of buying a lot and a new build with Zappico Construction, Gracemere Partners, James “Jim” Zappi, or any of its so called principals listed on the www.zappico.com website. We purchased the lot directly from them, and the contract gave Zappico the exclusive right to build the house on it. They are very deceptive. Discussed purchasing and they gave us a price. When we called to lock it in, they then increased the price, stating they never said the first price. One doesn't need game playing when dealing with a fortune of money. Stay away from them.
