Some small advice from a bad experience for someone new. Your entire deposit will be stolen if the contract does not have a clause "Subject to Loan approval". Please don't risk it. Irregular/sloped land/shape will cost you thousands more to build a house. Please think twice. The condition to start building a house within a year can be risky. Please think twice.
Don’t pay a single dollar as deposit, unless you have pre-approval of loan from a bank. You WILL/MAY loose all the deposit you have saved if you miss the settlement date. YOUR money should be in your bank to get approval from banks for loan and NOT in developers pocket. 5% deposit is good for people with approved loan. You may be able to get some extra time by developer but eventually penalties will start piling up. Also banks will avoid giving you land only loan as the contract demands start building in 1 year.
