Don’t pay a single dollar as deposit, unless you have pre-approval of loan from a bank. You WILL/MAY loose all the deposit you have saved if you miss the settlement date. YOUR money should be in your bank to get approval from banks for loan and NOT in developers pocket. 5% deposit is good for people with approved loan.
