Stay away from Tom Spaniel Tom Spaniel of Willow Bend Mortgage. Years ago when Tom worked for Signature Lending Group, I had just gotten into real estate as an agent and was closing on one of my first transactions. Tom Spaniel was doing the loan for my buyer. About a day or two before closing, Tom calls me up and says that the buyer is $300 short of cash and if I donât contribute the $300 from my commissions, they will not be able to close and the deal will fall through. I started my process with Willow Bend Mortgage Company in Mcallen Texas months ago. Aside from the approval process being simple, working with them has been a nightmare. They fail to explain paperwork and rush through everything. When I began talking to them about numbers(mortgage payment, money down required) nothing was explained and when I asked I was told to ask my contractor what the numbers should be because they were not sure. Randall McClanahan drug his feet over a 3 month period to arrange a refinance. We were assured that he was "on top of it" and that everything was in order. Clearly that was not the case. We lost the rate originally quoted, and he was aware that we were refinancing to consolidate bills. During the 12 week period, we became more behind and lost the ability to refinance.
