If I could give a lower rating than 1 I would. I had him come out to inspect a home I was going to purchase, it was an older home so an inspection was important to me. Kevin came out and did the full inspection. He stated multiple times what good condition the house was and how it was the best inspection he’d done on an older home in a while. Iam Kevin the home inspector. I was just recently made aware of Peanuckle Vantura's review of my work. I take a lot of pride in my work, so I need to respond. First of all I do a visual inspection as of that day, I can only inspect what I can see. Winter is difficult to I suspect a trailer because the skirting is usually frozen into the ground so my report was limited with that respect. Scammed out of $500 for low par work. Never let the realtor suggest the inspector. There was no mention of the propane leak in the furnace that would have killed us all. No mention of the rotten floors or broken pipes. No mention of mold or rotten walls. No mention of the electrical issues. No effort was made to look under anything. No mention of collapsed bathroom floors. We got scammed by both this guy and the realtor.

Kevin Spate did a phenomenal job at doing the home inspection! He was very thorough and conscientious. He has integrity and much wisdom in doing his work. I would recommend him to others who are wanting someone they can depend on.

Talked with Kevin a few times to set up inspection. He arrived on time and did what he said he'd do which was go through the home thoroughly. We arrived at the property when he was finished and he did a walk through explaining where all emergency shut offs were located and showed us some issues as well as had them photographed and labelled. He was prompt writing the report and when we pointed an error out to him, he fixed it to our satisfaction. He only charged mileage one way too which was a nice break considering all the c... read more
