We have done several closings with watermark title with no significant issues until our most recent. Due to a delay and/or negligence in promptly communicating extremely vital information to the title examiner, we have been subject to land theft perpetrated by the previous property owner/realtor. This has resulted in thousands of dollars in cost to us. They do have very expensive office space and neatly pressed pants suits though, so there's that.
