Be careful if you’re a new tenant at Victoria Park Apartments. The utility fees (water, sewer, trash, compost) are really high. Leases signed before 2024 often have these fees waived, but new tenants have to pay. Even though the lease mentions shared common area utilities, new tenants end up covering part of the usage from long-term residents too. With most of the community being long-term tenants, your utility bill can be much higher than expected.
I want to warn potential renters about two major issues at Victoria Park Apartments: 1. Unfair Utility Charges Utility fees (water, sewer, trash) are extremely high for new tenants. Residents who signed leases in 2023 or earlier often have these fees waived, but anyone renting from 2024 onwards must pay. Decent place. Affordable but with caveats. Careful about crime. I've seen people surveying the parking lot areas looking for things to steal. Have heard of cars and car parts being stolen from other members who live here, but that is true for most of Fremont/South Bay. There are areas where water does not drain, causing still water and mosquitoes to breed. If you live here hope that none of your neighbors have blood borne pathogens.
