This company does not provide accurate reports. We found many factual errors on our appraisal report, some are used in the calculation of appraised value. Valutrust admitted that one comparable home sale Amount was understated by $9900 but then they did not change the appraised value of our home. Doesn't make sense. I feel this company is fraudulent

This company is horrible. They lie on the appraisal forms. My appraiser said I had an unpermitted bath and that I told them it was unpermitted. Blatant lie. My mortgage company had to straighten it all out. They also had to come out again and never said anything about the extra $125. Maybe this multiple trip is their way of getting the price up. these guys are horrible first words out of his mouth do you have a co meter . now i installed one and he has to come back out to verify it $125 more could of ask me in my emails back and forth 4 days prior. just really poor plus didnt even noticed the 20K upgrades in house flooring bathrooms lighting kitchen

Valutrust is horrible. We purchased our investment property at a very good price at the beginning of this year. Half year later, when we did the refinance, the lender ordered an appraisal from Valutrust. The person who did the appraisal for us didn't provide the professional service. He told my husband that the property is in good shape and the value should be over $AAA. Then my husband told him the purchase price is $AAA-100k. Ask your mortgage company to find a different appraisal firm. My lender ordered my appraisal though ValuTrust and I found errors in the report. One of my comps was listed as a 4BR, 4BA with a finished lower level; it actually was a 3BR, 3BA with unfinished lower the value of my house was based on inaccruate data. I attempted to correct the errors via dispute with ValuTrust 3 different times.
