Extremely disappointed with my experience working with this firm during a property sale. Despite providing all necessary documentation well in advance—including proof of U.S. tax residency under the IRS’s Substantial Presence Test—they raised FIRPTA withholding concerns just days before closing. They incorrectly advised me to file IRS Form 8288-B, even though the IRS clearly states that this form does not apply to my situation (Category 4 under FIRPTA rules). The Title Company has the ability to close the buyer’s transaction with the closing remotely, by sending a mobile notary. This, in my case, saved me time critical to the various other functions associated with the closing on a house fourteen hundred miles from my original State of residence, which was much appreciated!!!
Couldn't of had a better experience, its a little overwhelming with the amount of paper work that's involved but that didnt matter when they took the time to answer any question i had. Really put me at ease with everything. I look forward to working with them again for sure on my next home purchase. Thank you guys so much!
