Reposting our experience for clarity. We engaged Unique Constructions, paid preliminary fees, and provided a clear brief and budget. We were verbally advised the design was “around budget.” A couple of weeks later, we received a lump sum quote approximately $110k above our stated budget, without an itemised breakdown. We live in Melbourne and bought land in Clifton Beach to build our dream retirement house. Our plans were drawn up, but we were concerned about building a home so far away. We had heard many stories about builders shutting down and leaving their clients stranded, as well as other builders who clearly could not be trusted. We engaged Unique Constructions, paid their preliminary fees, provided a clear brief, an initial budget, and a hand-drawn sketch of our ideal layout. The first draft plan came back close to what we had envisioned.
