Avoid this Complex. I signed a full year lease here and was forced to pay up to $420 in cleanup and paint fees, despite having lived very clean. This complex chose to charge tenants for basic reset services that should be standard for any complex. I was charged for general painting, cleanup, and touchups despite having a spotless unit upon moving out. The company needed extra cash and leaned on ex-tenants for it. Unethical. If you can take photos upon moving out, do it!
Avoid signing a lease here if you can. The leasing structure feels designed to trap students, especially those renting off-campus for the first time. If anything changes in your life — job placement outside Wilmington, needing to move, financial issues, etc. — they do not work with you at all. Where do I even begin with this place? If you’re just looking for a roof over your head, maybe The Uncommon will do — but don’t expect much else. Something is always broken, whether it’s stairwell doors, fob locks, or basic amenities. And if you want anything fixed, be prepared to wait months. Security? Practically nonexistent. Management claims there’s “extra security to keep the community safe,” but I’ve yet to see a single officer around.
