They are the ABSOLUTE worst!!!! A NIGHTMARE, UNPROFESSIONAL, and UNTRUSTWORTHY company!!! I've been renting from them for 6 years. Their customer service will make you want to gouge your eyeballs out!!! A tortoise would finish a 5K before you can get to someone who knows what the hell is going on!!! In 6 years, they have gladly deducted my rent on the 1st of every month. I came home the other day to this lovely visual - WTF??? How can anyone take these people seriously? I want to recognize Brandon Martinez, Resident Experience Representative, for providing the best customer service I've experienced in all my years as a Tricon resident. Brandon was fast, respectful, responsive, and genuinely helpful throughout this process. He took my concerns seriously, keeps me informed, and made sure things kept moving. I truly hate leave negative reviews, but after living in a Tricon Residential community in Menifee and spending months attempting to resolve issues through the proper channels, I feel compelled to share my experience. The most significant issue has been an ongoing HVAC/heating failure that originally began in February 2026. Good on the outside but when viewing or post moving in there will probably be a lot of requests needed as post move in alot of things don't work to include your washer and dryer,, or your a/c which all these units are 18 years old and have been poorly upkept or only the condenser replaced with the inside leaking causing more issues, which Warren and Berkshire would rather put a "bandade" than fix the whole unit,, just the way they're doing things now with the new Lead Maintenance Tech, along with other things, from a formal ... read more

4/22/26 Update to your response: You were informed of all the issues during your inspections, yet your inspection staff never followed up or addressed any of the problems we reported. It is unreasonable for you to claim that interior paint carries a “5‑year warranty” before a tenant moves in, especially when this was never disclosed in advance. Slow and unresponsive management, not accountability for neighbors who trash the property, and throw trash in your yard constantly. Even after notifying the leasing office, it just gets worse. All down hill since Mel left.

This is the third rental company I've had since living at my current address. The previous two were miles ahead in quality. Tricon Residential has 100% ruined any chance that I would rent again. The biggest frustration is that, back in June 2025, my AC was nonexistent for the entire month, except for maybe 5 days. The HVAC company had to come out three different times to fix my AC, and damaged my belongings in the garage. Alexandra in the front office was so helpful in when I was looking for an apartment. She made my transition from Winston Salem so easy. Now that I’m settled in my new apartment I would recommend anyone looking for a place to stay to start here.

Our rental company switched from Pathlight to Tricon. This Tricon company is horrible except for a couple women my wife spoke with after some guy called saying we owe a bunch of money. Also got an eviction notice today after all this happened. Long story short, we paid but, their payment system was down, multiple days and couldn’t get in touch with anyone.
