I’ve lived at this this complex going on 4 years and just resigned my lease for another 1.5 years. The environment is very peaceful, the grounds are beautifully kept and maintenance is OUTSTANDING (special shoutout to Jorge who is a 10/10 maintenance technician, I could do an entire review on him alone, this man deserves a raise, please never lose him). I've been a resident here and wanted to share my honest experience. There are a couple of positives worth mentioning: 1.The apartment is zoned to one of the top-rated elementary schools in Katy ISD, which is a major plus for families. 2.Aspen Melancon from the front office and George from maintenance have been consistently helpful and professional. Aspen is truly a gem at The Lakes at Cinco Ranch! She’s incredibly sweet and always has a smile on her face, making every visit to the office a pleasant experience. She’s especially great with my six-year-old son—he absolutely lights up whenever he sees her and always looks forward to saying hi. Beyond that, Aspen is super helpful whenever we have questions or run into any issues. She’s responsive, patient, and genuinely cares about making things right. It’s a beautiful community landscape wise but the inside of the apartments are very dated. You are paying for the area (close proximity to La Centerra) so don’t expect luxury if that’s what you’re searching for. There’s dog poop all over the grounds and now that a feeder road has been added to the back side of the complex, there are safety concerns as that side of the complex is not very well protected.
