Absolutely wasted my time for six weeks in HELOC underwriting by using a third rate appraiser - Accuate Group - whose valuation came in well below what other comps and metrics (as well as common sense of the local market) suggest. Symmetry also pre-approved the credit line we were after, but kept whittling it down until the final approval amount was just about 60% of what we wanted.
