If you want your appraisal to come in 50,000.00 lower than what your house is worth this is your guy. According to him fifteen years and a complete renovation of a property inside and out (kitchen and bathroom) doesnt even make it worth what it cost when I bought it plus the cost of the renovation. Somehow i went backwards. He will not look at any comparable houses close to you he will look for short sales and houses that have been empty for years in bad neighborhoods to compare your property to.
