I contacted Solari appraisals for an appraisal of a property I was investigating for purchase. Because it was a complex property, it would have been an expensive appraisal, and a kind of property no appraiser specializes in. The appraiser made a bunch of mistakes on finishes and some mistakes on comps in the appraisal. He also used a cap rate that was 7.75 when the Portland market is currently around 6.5. If this appraiser has been assigned to you ask the bank for one of the other ones on the list. He is negligently lazy.
