They do what they want. In short, be sure to get a indepedent inspector to inspect your new home purchase. They cannot be trusted with the buildng process. Ensure proper grading of YOUR LAND! Whoever grades for them are the worse. Our yards are flooding from the front to the back. Every lot has issues. Our lots are like a community pool! The landscaping is horrible!! I love my home plan. However, I would not recommend or purchase a home from Smith Douglas ever again. I was in my home less than 3 months & started having issues with my flooring in both bathrooms. I was told by project manager with Smith Douglas that it was cosmetic & this was not part of their warranty. Eventually they did have my flooring replaced. I purchased a brand new home!!! This company is horrible they put defective siding on all the home in my development now it is cracking and falling apart and they won’t stand behind it. The siding was put up incorrectly to. We aren’t the only development where is happening.I also have two other construction issues inside my house .they apparently don’t use skilled laborers to.once you purchase your house you are left stuck with any issues that pop up.
