Run the other way. If your mortgage company tries to stick you with this company you need to prepare for the worst. They will lie to you. They will put insurance on you every year regardless of your existing coverage. They will charge your bank account $500 without telling you. When you provide the documentation they requested they will tell you everything is good and then hit you for the extra $500 again. Just got switched to them. Immediately less than impressed. The only way to not incur a service fee is if you set up autopay. I've never used autopay because I like to choose every month when the biggest bill I have gets paid. Customer service said that this was just a business decision that corporate made. This along with all the other negative interactions everyone else has mentioned here make it easy to see why they have such an abysmal rating. You're a business, it shouldn't cost money for me to pay you money.

My mortgage was recently transferred to SPS, and the experience has been terrible from the start. I was not properly notified about the transfer, and by the time I became aware, the account was already marked 15 days past due. Now they are demanding additional fees just to allow me to make the first payment, which makes absolutely no sense. I was ready and willing to pay, but instead of helping, they created unnecessary penalties and complications.
