You couldn't pay me enough to ever buy through Ryan Homes again. Buckle up because this is lengthy. First, if you do ever buy a Ryan Homes new construction, which I strongly suggest you do not, I cannot stress this enough - PAY FOR A PRIVATE INSPECTION COMPANY to do a pre-drywall, final, and pre-warranty expiration inspection. I cannot believe the stuff our inspection company found - a cracked joist/truss, using damaged/rotted wood for the studs, windows broken, sunken frames, door frames cracked and broken, etc. Seriously, ... read more

DO NOT USE NVR MORTGAGE / RYAN HOMES. THEY SET MINIMUM STANDARDS FOR APPROVAL TO GET YOUR DOWN PAYMENT MONEY JUST TO CONSTANTLY MOVE THE GOAL POST. OUR DEAL WAS $65,000 DOWN AND IT TURNED INTO NEEDING $135,000 TOTAL TO CLOSE EVEN AFTER CLEARING ALL CONDITIONS TO CLOSE. READ REVIEWS ON NVR, THEY ARE ALL TRUE.

Thieves! Jesus Alvarez and Ryan Homes are thieves! They kept my deposit when their finance department made false promises about being able to use K1 income to close on a home. We even offered our own financing in the end which they did not allow us to do.
