Air conditioning was tested at time of inspection and operated as designed, provided thermal images as to its operation. Determining how it cools the space is beyond the scope of the inspection. I dont test or operate washers or dryers as they are removable appliances. As far as the fleas go, if the property were "infested" I wouldn't have conducted the inspection.
