I bought a Royal Oaks home in 2013. Eight years later, my screened-in back porch already needs repairing. The wood is severely bending and cracking. Also, the flooring in my bedroom is splitting. You would think all of this is considered structural damage. Professionals came out to look at my property and recommended that I contact my home warranty. We bought a four year old house in April of 2019 and found out about two months later that our HVAC unit had problems. When we called several companies to come in, they all said the same thing, our unit was too small for the house. It cannot keep our house cool without breaking down. This summer we had repair guys come out twice to make repairs. Then it does not keep the home warm. This is a problem throughout our neighborhood. We purchased a Royal Oaks home in the ********************, we were told our monthly fees would be $166 per month and we were part of the ********** Community, fast forward till now after the deed has been signed over to the community, we find out that our quarterly $200 HOA fees are just for pool use in ********** and our community is responsible for all expenses. We were misled by their sale team and paid a premium to live in this community. Now all home owners are in a position to paid a higher monthly fees going forward.

We bought our house in 2014 and we have had nothing but problems with this house! First let me start with that all my doors look horrible and had to be repainted several times and still look horrible! The dry wall is is pulling apart from the wall hell is that makes since. My front and all the doors had to adjusted but yet water still comes in the front and ruined our hardwoods! The AC set up is a joke have to turn the big breaker on and off because of how they wired our house wrong!!! The backyard was poorly put down no sod... read more

Buyer Beware! I'm sure the founders of Royal Oaks are great people, but the people we've been dealing with are deceitful and have done little to nothing to solve our current situation. We moved into our house in January 2016, we ran into noting but problems up until then. We are glad to hear that you have kept your paperwork. Buying a home can be an overwhelming experience with a LOT of paperwork. You will find 2 specific documents in the contract paperwork regarding these two issues. There is not a way to upload those documents here, but I can send them. The first document is the Book of Maps 2015 pg 895 where the home site is circled and the Buyer initialed inside the area showing ***** **** **** with a 60 foot right of way in addition to a section of dedicated public right of way. Worst builder ever. Cracked walls, cracked crown molding, no base primer paint on walls just one coat, painted horribly. No hot water the first two weeks we moved in, defective dishwasher releasing water all over the new hardwoods, crack hearth on fireplace. Terrible lot, it was not prepped properly, dead sod, drainage issues in the backyard, eroding berm in the back. Worst craftsmanship we have ever seen. In response to Ms. ******* ******* concerning the home her mother owns in a Royal Oaks community. The cracking she refers to is typical in new home construction. During the first year, the home will experience drying out when the heat is turned on the home for the first time. Royal Oaks has an 11-month warranty on all homes sold and will go back and make repairs to what might appear as cracks. My home was completed in April of 2015. Normal things needed to be done during my one year warranty check. One which was the Grout in both bathrooms. They replaced it with no issues. Fast forward to less then a year since this was fixed, I am having the same issues with my grout in the exact same spot. In fact, it is much worse. Additionally, my wood floors are separating badly with some separating as much as a 1/4 inch or more. This is happening all over my kitchen and the living room. Each home is provided a 10 year warranty through Bonded Builders Warranty for items that fall outside the one year builder warranty period. Please refer to your "green book" provided at closing for the extended warranty information. The Green Book is also a great place to look for maintenance schedules for your home.

Have been working with Royal Oaks since April trying to purchase a lot/home in their Greys Creek development in Fuquay-Varina N.C. They have delayed the release of lots for various reasons including, "overwhelmed their design center" with to many released lots. I signed a six month lease extension in Aug at their recommendation because lots were not going to be released until Oct/Nov. so home would not be finished until March/April. We put a monthly limit on sales each month due to overwhelming demand to ensure quality control. The community home-sites are released and everyone is made aware they are released at the same time, it is then a first come basis on sales until we hit the allowed maximum number of sales.
