He valued our home at $160k. Closest comparable used was 9 straight miles (15 minutes) away and the other two were both over 12 miles away; despite recent comparables being available in the same school district! Horrible!! This clown completely missed adding a $12k metal roof that has a life-time warranty, as well as failed to list a workshop out back to my "appraisal," which also has the same metal roof with warranty, surely worth $35-$45,000 to the value of my home! 13.5 years here and we only have $1000.00 increase in equity?? He also used comparison homes that did NOT have metal roofs, workshops, nor a 2 car garage (None of the other even had a garage!).
