Legal Violation & Unfair Charges – Unit #464 Moving out of River Terrace (UDR) has been a nightmare of bad faith communication. We left our apartment in PRISTINE condition—better than we received it. I personally repaired cracks in the walls left by previous tenants, deep-cleaned the fridge, and vacuumed every inch. Despite this, they deducted $300 for cleaning and painting. This is a direct violation of California Civil Code Section 1950.5, which prohibits deductions for normal wear and tear. I have sent multiple formal req... read more

If I could give zero stars, I would. River Terrace is the absolute worst place I’ve ever lived at. It’s dirty, packages get stolen, and the property is basically a zoo with all the animals and rodents running around. Management is absolutely zero help regardless of the issue you have. At minimum they will take 2 to 3 days to even reply to you. The unit I moved into was a complete mess upon inspection. Floors were dirty. Counters were dusty and baseboards were damaged. Upon move out they will take your security deposit as wel... read more

A lot like dealing with a used car agency. Dryer takes 2 hours and 40 minutes to dry. They say thats just the way it is. Toilet has low pressure and keeps clogging. There’s a fee for everything and every amenity but they don’t disclose the amount. $54 trash charge for one person. $15 just to use the parcel room that keeps breaking down and getting broken into. A person can only have a guest for up to 7 days. Guest parking is $15 per day. There are more fees for water, sewer and something else. The sales manager Sarah is frie... read more

I stayed here for three months and booked through a property management company. My experience was disappointing. For nearly two weeks, I was woken up at night by loud noise from the water heater. I had packages go missing multiple times, and I was locked out once because the smart lock batteries were not replaced. I went to the front office on numerous occasions to speak with someone, but no one was ever there. Overall, the lack of on site support, maintenance issues, and security problems made this a frustrating place to s... read more

I was visiting a friend of mine at River Terrace to check out their place as I myself am looking for a new potential place to call home. Lucky to have ran into staff member Sarah (I think that was her name) because she showed me all of the amenities and how to do a self guided tour which was pretty cool. Could definitely see myself living here after graduation
