I used Rethink Investing for a premium buyer’s agent service they promised due diligence full tenant vetting and ongoing support for the life of the asset. The reality was the complete opposite. From day one, the property they sourced had tenant problems that should have been obvious in a proper due diligence process. Very good. The help with due diligence is greatly appreciated. Just a little if useful and valuable support along the way.
TLDR : If they mention LEASEBACK... Say NO. Not the greatest experience. Bought on the advice that with a leaseback in place there would be plenty of time to find a tenant. Developer bailed on the leaseback and its 40K in legal fees to chase them. Also no GST because it was meant to "A going concern". So now just stuck with a empty building in a greenfields park with 15 other building that have all been built at the same time.
