If you're looking to buy a house, consider the possibility of fixtures not working. Don't trust what they say; learn to insist on including in your purchase agreement that all fixtures are officially in use. My water heater not working cost about $1000, but what about the heating system? That would be $10,000 or more. During the open house, the agent, Sugath, said all fixtures were working properly.
