Avoid Ricky Flynn and Real People Real Estate at all costs. I made it clear in writing that I would vacate on a set date, paid rent in full to that date, and returned all keys. In under a month, Ricky sent five different arrears amounts — $265.72, $505.72, $2,585.72, $240, and $480 — none matching his own ledger. I repeatedly asked for clarification and gave him a long, clear timeline to sort his mess out. After a respectful and mutually positive 20 year tenancy directly with the landlord, the transition to new management by this husband and wife team was very disappointing. Their handling of the property was marked by mismanagement, repeated errors, poor internal communication, and a lack of accountability. Additionally, unprofessional conduct, including bullying behaviour and questionable legal practices, made it impossible to conclude the tenancy on good terms.
After seeking some solid advice on whether to sell my investment property or not, and after a lengthy conversation with Ricky, I felt relieved and well guided as to what will work best for my future.
