Jim Needham has always been very professional and detailed for the home inspections that he has done for me over the 10 years. He also completed a farm appraisal, which he was very knowledgeable and detailed in the report he provided.
If I could give this zero stars I would. Firstly, it seems like it is a conflict of interest to have a local real estate agent be allowed to do appraisals. In short, Jim Needham took on a recent appraisal my purchase that was the final condition. Jim had 3 weeks to complete it. He did nothing for the first 2 weeks and in the third week he finally went to the property. A typical appraisal report should take 24-48 hours once the appraiser has seen the property. He is not a qualified appraiser though CRA" (Canadian Residential Appraiser). You need to be associated with the Appraisal Institute of Canada to qualify as an appraiser for Canadian banks and mortgages. He basically gave my house the price of the average sale price for the city which did not take into account location, lot size, age of home, quality of finishes and much more.
Do not deal with JIM NEEDHAN from remax land exchange terrible customer service ,dosen't spend the time to properly appraise or value , hangs up on customer phone calls over all poor experience STAY CLEAR
