What Osborn charges per square foot is crazy. Once you make an appointment for carpet cleaning, he then provides an estimate, on the belief that at least half the time you will say yes, because he is there. The best alternative - get a "professional" machine (e.g. Bissell Big Green Machine), which you can rent at Pet's Mart for $40. You'll save hundreds of dollars, and the results will be just as good.

Didnt have anything cleaned so i cant attest to the job quality but he quoted over $500 for the middle of my living room which is no more than 12 x 14 a small hallway and only the entry into two bedrooms. So less than 250 sq ft. This is regular carpet not silk area rugs, oddly enough most high end rugs would cost less. Checking other reviews he seems to charge $15 a sq. Ft. For area rugs when everyone else charges between $1.50 and $3.50.

They’ve been cleaning my carpets and rugs for almost 10 yrs now and have done a great job every time. My situation requires flexibility and they’ve always made it work and with a smile on their face. Everyone has an off day, but I’ve never experienced it with RL!

Be extremely clear about what services you want from these people, and ensure you get it in writing. We wanted a 3' x 5' rug cleaned and the fringe repaired. They quoted $225, which seemed pricey, but I had no idea how much fringe repair costs. I was expecting cleaning to run anywhere between $3-10 per square foot, so I assumed fringe repair was included in this estimate.
