I got a lower appraisal than expected and when I looked into the houses used for comparison, they were sold over 2 years ago. When I asked why the comparable houses weren't used from the current market to get an accurate CMA for today's market I was met with no response or any reasoning for using houses that sold over two years ago. Complete waste of money and I had to get a second appraisal.
