Such a scam. Whatever price they quote you, rest assured that they will jack your rent up every few months. I am sure they pay good money for some insidious algorithm that promises to "maximize revenue" for corporate. You don't get a year at the quoted price, likely not even six months. They are betting that once in, you won't leave in only six months. And then it keeps going up. In two years they raised my rent four times. And the useless "insurance" they try to force on you.
