We have been with Precedent for about 1and 1/2 years. Initially we were concerned because our CAMs kept changing. However, we are very pleased with our new CAM, Charles Lupardo, as he is very responsive. We also like it that Charles is very honest and will tell you if he doesn't know something but will immediately look into it. Precedent has provided us with strong administrative support. Poor excuse for a Property Management company. They have considerable internal problems, takes them months to pay bills, looses invoices, no internal communication. Wendy Murray is the worst. We paid to break our contract with them.

My experience with JD Stout and Wendy Murray has been consistently negative. They’ve shown an unprofessional and dismissive attitude toward homeowners — often responding to simple questions or concerns with hostility instead of communication. Rather than trying to resolve matters directly or work collaboratively with residents, they tend to escalate even minor issues straight to attorneys. If there were negative stars, Precedent Management would deserve them. Their track record is not only incompetent, but in many cases skates the line of legality under Florida HOA law (Chapter 720). Precedent, under the so-called “leadership” of Roy Hyman, has: Violated §720.306(9)(a) by mishandling HOA elections — including closing electronic voting early.
