HOA disorganized and no one on board actually lives there year round. Don't count on roads being taken care of in ANY season. Nothing to do for children like a playground or pool. Most neighbors are decent, but watch your back. Local police usually sitting at entrance most days. No security unless you count the Constable driving around and pulling people over for going over 15mph which he can tell by "the amount of dust your vehicle is kicking up" 🤦‍♀️.

There's been a lot of improvement there in the last 2 years. Old places are being renovated or torn down to bring in nicer stuff. They did a better job on the roads too. It is a nice place for enjoying nature without anybody bothering you on your property. Gouldsboro state park is just minutes away and one can go swimming, fishing, boating or hiking at no cost. The beach there is quiet and clean and so is the lake. It is a very affordable place for a weekend/vacation home, we find it quite relaxing

The Place opened in the 70's and some of the trailers there are run down, but there are a lot that are being maintained and taken care of by their owners. I bought mine as a weekend get away and being on 4 (80x150') lots, it's pretty nice. Plenty of deer and wild turkeys wandering around. This summer I saw a fox. Plenty of squirrels and chipmunks around so it has a nice quiet country feel to it. There are more upscale communities but I wouldn't be using the amenities...I like the quiet. Sunshine and Fresh air are in abundance at the Pocono Ranchettes. Find a fixer upper and turn it into a weekend get away where you can retire at. Surrounded by beautiful mountain roads that make motorcycle riding a dream. Lakes for recreation are right here for using at our beautiful Gouldsboro state park. Friendly mountain restaurants are enjoyed by Ranchettes residents year round.

I have been trying to get an answer from the office. I need a new bill for fees sent to me at another address. I inherited the property from my parents and it was transferred in late 2019. My address has changed and I am not in the country now. But mail can go to a local address which I can provide. The fees were not paid by the estate as they should of been.
