In my experience, Placer Title Company has failed to perform their fiduciary duty as a title company. They have the escrow officers sitting on executed contract from me with contract terms like contingency removal dates and closing dates. When I called to follow up on the escrow process, their excuse was that they can't do anything to process the escrow until my agent gives them the go ahead.
