This is wonderful finally I can leave an honest thought out review of EIGHT 80 in Newport Beach, California. In the 80s it was OakWOOD SENIOR LIVING- I think theres 1400 units here I believe- LOCATION is GOOD! And thats about the nicest I can be. If there was an option for zero stars, that is the what I would rate this place. You cannot call to speak with property management you can only text message some kid who doesn't know much. This complex clearly has a ***** and rat problem.. I am constantly having to kill roaches in my unit along with dead roaches all over the complex. Avoid this apartment complex at all costs. UDR will happily take your money, but will refuse to even answer a phone call to help with any issues that arise. They also will pin fake damage on you when it comes time to move out to get you to pay for normal wear and tear such as carpet and paint, which is downright illegal. Parking is paid but not guaranteed or maintained leading to many people without permits parking in reserved spots. Nothing about this apartment complex makes it worth the hassle of living here.
Worst experience ever, 6 months so far. The hot water is from a central source in each building and is frequently unavailable, despite complaints Street parking is always taken, so I pay for a private reserved space in a gated lot, but often lockeing me out due to a failed gate mechanism, and the response of management has been to tell me to pay for additional parking in their temporary lot, while I wait for the gate to be fixed, instead of simply opening the gate for me. 1. We have in writing from the leasing office on the rent charges in case of a lease break. The office confirmed that the charges would be only on the number of days in the apartment. However, now we are charged for the whole month.2. The move-out date is 3rd Dec 2022. Whereas the bill shows 5th December 2022. Yet no revision is done even after multiple emails.3. This is a company that will defraud you of your money. I applied for an apartment, paid all my fees of over $700 total, $425 of which was refundable. They denied me the apartment, but never returned the refundable fees they owe me. They said they would return it within 6 weeks. It's been well over 2 months and they still did not return my money.

This place is an absolute disaster in many ways. The way they manage is corrupt and really presses the border of illegal. They charge money for rent but don't manage. They tow cars illegally.
