On top of the double fees Paradise Settlement Services will stick you for be prepared for poor and incompetent service. After that be prepared for them to take your money for title insurance, not provide the insurance, run, lie and hide when you try to collect on it. In my 30 years in the real estate business as an investor and a broker I have never seen a more unethical, incompetent title company.
