Absolute joke of a management company. Love the doormen and porters, they bust their tails for residents… but building management is the most incompetent I’ve ever encountered. There are some units that have no hot water on a regular basis (once or twice a week now) and after 3 years living here, it is still an issue. Constant HVAC and water issues every month, yet Brookfield Properties has never offered any concessions or rent discounts to the tenants. For Easter weekend the entire building had no air conditioning for 3 days and the building had zero communication with tenants all weekend. They also charge $100 a month for 4th floor amenities, yet keep the AC off so the 4th floor is always 80 degrees and unusable. Leasing management is horrible and doesn't answer emails. Caroline was very patient and helpful over the past few months, showing me various units until I finally found my dream apartment. The entire process from touring to moving in was smooth. I’m so happy with my new place, and this is the view I get to enjoy now!
UPDATED 6-18-2025 Cons- -Management- Its a revolving door of people who don't seem to really care about their job or the quality of their responses to tenants. Its the same amount of people who were managing one mostly empty building back in 2019 versus the 5 massive buildings and rapidly filling buildings that they have to manage now. And it seems clear that 1 Blue is at the bottom of the priority list among all the buildings at Greenpoint Landing. I’m having such an amazing experience with Joe Virella as the gallery manager at One Bell Slip and as managing my requests in general.
