James just let me drive to go look at a house that couldn't have more water damage and still be standing. When I brought up a few of many issues he said thats why it is as is. So don't trust this guy, make sure you look at everything before you buy anything from him. I'm seriously talking pull skirting and crawl around. He is comfortable screwing people over clearly.
